ADDENDUM #1 (UPDATED 8/24): The following questions have been received by potential qualified teams:
- Can the statement of qualifications/submittal be emailed, or is a hard copy required? It is located on the website in PDF form at the bottom under downloads. The information is located on page 8 of the PDF.
- If hard copies are required, how many copies should be submitted? It is located on the website in PDF form at the bottom under downloads. The information is located on page 8 of the PDF.
- Is a pre-proposal site visit going to be scheduled before the August 28, 2026, deadline? If not, are we able to visit the site to take some photos? There are no official site visits for potential qualified teams that will be scheduled.
- Has Butler County established a total project budget and/or construction budget for Phase 1? If so, please provide the current budget or construction cost limitation that the CM-R will be expected to manage. Budget numbers will be provided to shortlisted firms during the Phase 2 portion of the RFQ/RFP process.
- Please clarify if a project schedule is required for the RFQ response. If so, and since the building must remain fully operational 24/7 year-round, please identify any known operational constraints, critical functions, access requirements, blackout periods, seasonal activities, or other continuity-of-operations requirements that the CM-R should specifically address in its Project Implementation and Schedule approach. A project schedule is not needed for the RFQ. This will be discussed with the shortlisted firms during the Phase 2 portion of the RFQ/RFP process.
- Please clarify what future improvements or subsequent phases the CM-R should consider when developing its Phase 1 logistics, utility, sitework, phasing, and construction approach. Future phases should not be considered for the RFQ.
- Beyond the milestone dates identified in the RFQ, has the County developed preliminary phasing, sequencing, occupancy, demolition, site-access, or transition requirements that should be incorporated into the CM-R’s proposed Work Plan and Schedule? Not for the RFQ. This will be discussed with the shortlisted firms during the Phase 2 portion of the RFQ/RFP process.
- Will the County make the current schematic design documents, drawings, narratives, or other available design information from KZF Design and Bayer Becker available to proposing CM-R firms? The only information available is shown in the RFQ.
- Please clarify whether the CMR is required to provide “professional design services,” as noted in Section E, Project Organization. Not for the RFQ. Generally, CM-R firms do not need design services. Delegated design services may be necessary through subcontractors during GMP/Construction Phases of the project; however, no design service information is required for the RFQ phase. (e.g. fire suppression, truss design, etc.)
